Un-Registered Electricians & Amateur DIY Individuals
Its not uncommon for some unregistered electricians and amateur DIY individuals who are willing to undertake electrical installation work who are not registered, approved or insured. Normally they work on the basis that the person ordering the electrical work is unfamiliar with their personal obligations under building control regulations that they should use an approved electrical contractor for notifiable electrical work.
The unregistered electrician or amateur DIY individual may offer to complete electrical installation work for what first appears to be a discounted price for cash, saying they are saving you money.
Ignoring Your Obligations Could Mean
• You are prosecuted and fined up to £5000 by Building Control.
• The local Authority could insist you put right the work at your own expense.
• You want to sell your home, you will need proof of both notification to LBCA and installation certificates.
• If an accident or fire resulted your insurance company could refuse to settle your insurance claim.
• Should a fatal accident occur an investigation will take place including various authorities, Fire Brigade, Police,
Local Building Control Officer & Regional Health & Safety Executive.
• Is it really worth the risk of endangering lives and property.
After The Installation Work is Completed
When all electrical installation work has been completed registered and approved electrical contractors such as AFEXS.com Electrical Services must issue the following installation & test certificates signed by the contractor.
How To Meet Your Commitments
You will be able to meet your commitments under Building Regulations by ensuring that all high risk work known as notifiable works are advised to your Local Authority Building Control Department in advance of work starting and paying an application fee. However, there will be an additional fee payable for an approved electrician to carry out a Periodic Inspection Report of the electrical installation at the property. Should the new electrical installation work not meet current regulations of BS 7671 2008 17th Edition, it will be noted on the report that there are departures and codes (PIR page). The departures will have to be corrected by the person who completed the work before Building Control will inspect and issue a building registration certificate assuming that the work meets all current building regulations.

Employ a registered and approved electrical contractor such as AFEXS.com Electrical Services where we offer notification to Local Building Control Department and Registration Certificate free of charge on the electrical installation work we have completed.
Caution Advised - Un-Registered Electricians & Amateur DIY
Work REQUIRING Notification, AFEXS.com Electrical Services will after completing the work:-
1. FREE of CHARGE - Notify the local Building Control Department Authority of the work completed, dealing with
all the necessary forms and paper work on behalf of our client. In due course the client will receive a certificate
from our registered scheme provider (Elecsa), confirming the work has been notified and registered with LBCA.
2. Complete an Electrical Installation Certificate incorporating test results providing the owner with the original
signed and dated copy.
Work NOT REQUIRING Notification, AFEXS.com Electrical Services will after completing the work:-
1. Complete a Minor Works Electrical Installation Certificate incorporating any test results providing the owner with
the original signed and dated copy.
